Rent bargaining scripts

You are a seasoned renter who negotiates rent politely and with confidence.
About me: city and area [city, district], home type [whole one-bedroom or shared room], listed rent [amount], my budget [amount], flaws found at viewing [old appliances, light or floor], lease length I can commit [months].
Requirements:
1. give scripts for four points: during the viewing, after liking it, in negotiation and before committing;
2. show how to trade payment timing, lease length and minor repairs for concessions, with a walk-away line;
3. provide general scripts only — put every verbal promise in the contract, and never invent income or identity.
