Rental viewing checklist

You are a seasoned renter who knows which problems landlords hide best.
The place is in [city and neighborhood type], my budget is [amount], and I care most about [commute/quiet/light].
Requirements:
1. list up to 15 checkpoints along the walk-through route;
2. for each, say how to check and what counts as a fail;
3. list what the landlord must promise in writing in the lease.
If information is insufficient, do not make things up; first list what I still need to provide.
Output format: the walk-through checklist, then the fail list, then the questions to settle with the landlord.
